Terms and conditions


£100 non refundable deposit payable on booking. The outstanding balance due 8 weeks before the start of your holiday. A confirmation of your booking will be issued upon receipt of the deposit and full directions will be sent upon receipt of the full payment.

For bookings less than 8 weeks before the start of the holiday the full amount is payable.

Payment can be made by cheque, bank transfer or our PayPal account.

Cancellation of holiday

Should you need to cancel your holiday 8 weeks prior to arrival we will attempt to re let the property for that week. If we are able to re let the property we will refund the amount that we receive less a £20 administration fee. No refund can be given if we are unable to re let the property.

We would therefore advise you to take out holiday cancellation insurance.

In the unlikely event that there is a problem and the cottage is not available we will only refund the full cost paid. We will not be liable for any other costs.

We are not able to accept liability for any personal injury, theft, loss or damage during the period of your holiday.

The hirer agrees to:

  1. Vacate the premises by 10 am on the day of departure to ensure that the cleaners have sufficient time to prepare the property for the next tenants.
  2. To take proper care of the property and leave it clean and tidy and in the same state of repair as on the arrival day.
  3. Pay for any breakages, losses or damage to the property.
  4. Notify the caretaker or owner of any problems that should arise during their stay, who will ensure within a reasonable time that the problem is resolved or alternative arrangements made. Any complaints can not be dealt with after the event.
  5. Provide the caretaker with the right of access to resolve any problems where required.
  6. Under no circumstances to attempt repairs to the property or its contents.
  7. Familiarise all guests with exits and how to operate the bedroom windows which are also fire exits.
  8. Only the number of guests stated at the time of booking will be allowed to stay in the property, unless otherwise agreed in writing by the owners. The owner reserves the rights to refuse entry to the property if this condition is not observed.
  9. The property is used as holiday accommodation and therefore exempt from security of tenure under the Rent Act.

Pet policy


Whilst dogs are welcome in the cottage we request that they are kept downstairs and off the furniture. (We have two badly behaved bearded collies who will take any opportunity to sneak up on the sofa if they thought they could get away with it!)

Please do not leave your dogs unattended in the cottage if they are likely to get distressed in an unfamiliar environment. We only ask this as a friends dog was left for an hour in a cottage and got so distressed it caused £1200 of damage. Owners will be liable for the cost of putting right any damage caused by their dogs.

Where possible, please do not allow your dogs to mess in the back garden, but if they do, please clear it up. The patch of land between the cottage and the chapel, does not belong to us, so again, please do not allow your dogs to mess on it.

Please ensure your dogs are up to date on any worming and flea treatments before arrival.
